These outputs are modelled estimates, not facts, appraisals, or guarantees.

Nothing on the Platform should be relied upon as the sole basis for any purchase, sale, financing, construction, or investment decision. Every figure must be independently verified with the relevant municipality, a qualified professional, and your own due diligence before you act on it.

Wynston is a technology company. It is not a real estate brokerage, a licensed real estate business, an appraiser, a mortgage broker, a lender, a financial adviser, or a licensed design professional, and it does not act in any of those capacities. Before making any decision informed by the Platform, obtain independent professional advice from an adviser licensed in your jurisdiction.

Data Sources & Accuracy

Wynston's estimates are derived from publicly available and independently sourced information, which may include municipal open-data and permit records, BC Assessment data, Canadian census data, Canada Mortgage and Housing Corporation (CMHC) data, published forecasts from major Canadian financial institutions, and Wynston's own proprietary rental survey.

• Source data is deemed reliable but is not guaranteed to be accurate, complete, or current. Public records and third-party datasets contain their own errors, omissions, and lags.
• Parcel dimensions, zoning indications, assessed values, and regulatory figures should be independently confirmed against the authoritative municipal or provincial source of record.
• Coverage varies by city and is expanding over time. The absence, presence, or classification of any parcel is not a representation about that parcel's true status.
• E. & O.E. — Errors and omissions excepted.

Forward Estimates & Methodology

The Wynston Outlook and related forward-looking figures are directional model outputs. They express a range and a general direction, not a promise of future value. Forward estimates are inherently uncertain and should never be treated as a forecast you can rely on.

Wynston's estimation methodology — including the signals, weights, and sources behind its models — is proprietary and confidential. Wynston discloses the general direction and verdict of its estimates but does not publish the underlying methodology. The absence of methodology detail does not diminish these disclaimers; if anything, it reinforces that outputs are estimates requiring your independent verification.

Builder Listings Are Information-Only & Unverified

The Platform may display project information submitted by builders, developers, and other users ("User Content"). This information is provided by those users for informational purposes only.

• Project details, timelines, specifications, and imagery are supplied by the submitting user and may be preliminary, estimated, incomplete, or inaccurate.
• Wynston makes no representation about the existence, status, quality, or completion of any project shown, or about the identity, licensing, or authority of any user who submits content.
• Any interest you express through the Platform is an information request only. It creates no contract, reservation, or commitment, and no money is collected by Wynston in connection with it.
• You must conduct your own due diligence and deal directly with the relevant party under separate, independent arrangements before relying on any project information.

No Transactions, No Brokerage

Wynston is not a party to, and has no involvement in, any dealing that may occur between users. Any transaction you pursue is solely between you and the other party, governed by your own separate agreements and completed through appropriately licensed professionals. Wynston bears no responsibility or liability for any such dealing.

The Platform relies on third-party services (for example, payment processing by Stripe and mapping by Mapbox) and may link to third-party websites and datasets. Wynston does not control and is not responsible for the content, accuracy, availability, or practices of any third party. Your use of a third-party service is governed by that party's own terms and policies.

The Platform and all of its outputs are provided on an "as is" and "as available" basis, without warranties of any kind, whether express or implied. To the fullest extent permitted by law, Wynston disclaims all warranties, including any warranty of accuracy, merchantability, fitness for a particular purpose, and non-infringement.

To the fullest extent permitted by law, Wynston Technologies Corp. and its directors, officers, employees, and contractors are not liable for any loss or damage arising from your reliance on the Platform or its outputs. Who Operates This Platform

Wynston.ca and the Wynston W.I.N. platform are operated by Wynston Technologies Corp.. Wynston is a private software company. It is not affiliated with, endorsed by, or acting on behalf of any real estate board, the Canadian Real Estate Association, BC Assessment, CMHC, any municipality, or any government authority, and no such affiliation should be inferred from any data attribution on the Platform.
